Project Superintendent

LOCATION: Chicago & Washington, DC

POSITION SUMMARY: Project Superintendents are Reed Construction’s first line of defense on job sites. Responsibilities include oversight of all day-to-day site operations, including scheduling, coordination and delegation of subcontractor work, quality control and ensuring the safety of everyone on a project site.

The ideal candidate will work closely with our project management staff and assigned subcontractors to ensure that work is being completed on time, within budget and to the high degree of quality that Reed Construction is known for. He or she will be expected to demonstrate strong leadership capabilities and do whatever is reasonably necessary to perform the required duties and responsibilities which include (but are not limited to):

ESSENTIAL FUNCTIONS:

  • Provide strong leadership, maintaining effective working relationships with project staff to ensure a positive on-site morale.
  • Display a thorough understanding of project specifications, including site drawings, addenda, on-site procedures and potential code violations; bring any on-site issues to the attention of the project management staff in a timely manner.
  • Act as the primary point of contact for project management staff, subcontractors, building owners and managers, building engineers, architects and more.
  • Organize, delegate and oversee all on-site work being done by subcontractors and coordinate all on-site trade work; continuously provide feedback on assigned subcontractors and actively source new outlets for future projects.
  • Obtain any necessary permits or licenses, including Certificates of Insurance (COIs), project schedules and up-to-date safety protocol and equipment; Ensure prominent posting of weatherproofed, on-site signage outlining all required safety notices.
  • Ensure safety and security of each job site. Coordinate and host site walk-throughs, OSHA inspections and more; immediately prompt any corrective actions indicated by reports of these agencies.
  • Regularly attend seminars on a variety of safety-related topics.
  • Attend scheduled meetings with project management staff, clients, architects and other partners; engage in team collaboration to address any issues and provide comprehensive and transparent progress reports.
  • Utilize project management software to provide real-time data so that the project management staff can make timely and informed decisions. This includes use of Procore, On-Screen Takeoff, PM Web Solutions and more.
  • Maintain good relations and communication with everyone involved in a project, including the general public; conduct oneself in a courteous and professional manner at all times.

QUALIFICATIONS / KSAs:

  • Minimum 5 years of experience in a superintendent role preferred
  • Committed to producing high-quality work, striving for a “zero punch list” on every project
  • Ability to effectively lead an on-site project team and work toward multiple deadlines at once
  • Punctual and respectful of others’ time
  • Goal-oriented – ability to react quickly to changing circumstances and still achieve the desired end results
  • Proactively looks for potential job site issues and addresses any problems promptly and professionally
  • Organized with keen attention to detail; strong critical thinking skills
  • Strong understanding of project cost analysis
  • Excellent verbal and written communication skills; ability to produce thorough documentation of each project
  • Proficiency with Microsoft Office, including Word, Excel and Outlook
  • Experience with project management software is a plus (Procore, On-Screen Takeoff, PM Web Solutions, etc.)
  • Calm and professional demeanor, even in high-pressure situations
  • Act as a coach and mentor to on-site staff, boost team morale
Assistant Project Manager

DEPARTMENT: Corporate Interiors

LOCATION: Chicago & Washington, DC

POSITION SUMMARY: Responsible for management and oversight for varied phases of the construction project. Ensures the contract documents are adhered to, that work is on schedule and within budget, and that the project is brought to satisfactory completion.

ESSENTIAL FUNCTIONS:

  • Assists in leading the project team; takes initiative in managing information, establishing expectations and maintaining quality and cost effectiveness in the overall project
  • Ensures that the project is administered at the highest level of compliance with company policies and procedures
  • Solicits vendors for pricing; recommends contract awards
  • Assembles and prepares complete and well thought-out estimates; performs quantity takeoffs and bid evaluations; clarifies specific information and assumptions.
  • Prepares accurate and concise contracts, subcontracts and purchase orders
  • Maintains various information logs (e.g., purchasing, estimating, RFIs, submittals, punch list)
  • Chases and reviews subcontractor submittals, verifying conformance to contract documents.
  • Spots business development opportunities; performs follow-up calls chasing bids; helps to negotiate and close deals
  • Communicates effectively with fellow project team members to ensure clarity and visibility of accountabilities; runs focused and concise meetings; sticks to the agenda.
  • Accurately forecasts and tracks costs in cost reporting system; instructs and oversees monthly pay application process
  • Maintains and organizes job changes all the way through change orders
  • Maintains focus on quality for all projects; promotes a strong safety culture on all projects
  • Handles multiple projects simultaneously at various stages and locations, applying a strong knowledge of construction trades
  • Handles pressure and confrontation effectively; remains calm and cool-headed

QUALIFICATIONS / KSAs:

  • Degree in engineering or construction management from an accredited college or university
  • Minimum 2 years experience in the commercial construction industry;  corporate interiors experience preferred
  • Strong planning and organizational skills
  • Able to foresee and circumvent risk appropriately
  • Ability to collaboratively lead teams; able to delegate tasks and follow up
  • Excellent analytical ability and problem-solving skills
  • Strong communication skills, both oral and written
  • Good presentation skills; ability to persuade others; good negotiation skills
  • Organized, efficient, and responsive to the needs of internal and external clients
  • Excellent computer skills
Project Manager

DEPARTMENT: Corporate Interiors

LOCATION: Chicago & Washington, DC

POSITION SUMMARY: Manage projects from start to finish ensuring completion on time and within budget. Keep eyes and ears on every aspect of the project including, scheduling, timelines, costs and client service.

Work closely with the project team including architects, clients, landlords and subcontractors to ensure that work is completed on time, within budget and to the high degree of quality that Reed Construction is known for. He or she will be expected to demonstrate strong organizational, communication and leadership capabilities to successfully perform the required duties and responsibilities which include (but are not limited to):

ESSENTIAL FUNCTIONS:

  • Represent and cultivate Reed’s values; uphold business ethics and demonstrate professional judgement
  • Manage project life cycle including subcontractor negotiations and buyout, project scheduling, material procurement, RFI’s, pencil draws, change order management and project close out
  • Display a thorough understanding of project specifications, including site drawings, agenda, on-site procedures and potential code violations to properly bid and manage the project
  • Conduct meetings with clients, architects and other partners to provide project updates; engage in team collaboration and communication with the Superintendent to proactively resolve any on-site issues keeping the project on track
  • Generate detailed and accurate conceptual budgets from space plans, and/or renderings and/or scope notes • Serve as the point of contact for project management staff, subcontractors, building owners and managers, building engineers, architects and more
  • Abide by guidelines in Reed’s safety manual and regularly attend seminars on a variety of safety-related topics • Maintain good relations and communication with everyone involved in a project; conduct oneself in a courteous and professional manner at all times

QUALIFICATIONS :

  • Bachelor’s degree
  • Minimum 3-5 years of industry experience, preferably in corporate interiors
  • Committed to producing high-quality work
